Permits Are Required
You’ll need building permits and inspections for electrical, plumbing, and structural work. An unpermitted conversion can hurt your resale value and create problems at sale or refinance — always permit the work.
Zoning and Setbacks
Your lot must allow an ADU, and the converted structure has to meet setback requirements — many cities require around 4 feet from side and rear property lines. Lot size, coverage limits, and height rules all factor in.
Parking Rules
Some jurisdictions require you to replace the parking you lose in the conversion. Options include driveway parking or adding a carport. This is one of the first things we verify in a feasibility review.
The HOA Question
